Acquiring Off-Plan Property in Abu Dhabi: Guidance for International Buyers
International buyers are eligible to purchase complete freehold properties within Abu Dhabi's specified investment zones — such as Saadiyat, Yas, Al Reem, Fahid and Hudayriyat islands. The entire transaction can be conducted remotely.
A step-by-step outline of the procedure
- 1. Shortlist & unit reservation. We verify current availability and secure your chosen unit (typically for 24–72 hours).
- 2. Reservation process. A booking fee of 5–10% plus a signed reservation form; only a passport copy is needed.
- 3. Sales agreement. The Sale & Purchase Agreement is prepared by the developer and can be signed digitally.
- 4. Escrow payments. Payments for Abu Dhabi off-plan properties are directed to a government-regulated escrow account linked to construction stages — funds are legally protected.
- 5. Completion. Final payment (or commencement of post-handover plan), inspection, keys and property registration.
Additional expenses to anticipate beyond the purchase price
- ADM transfer charge: 2% of the purchase price (frequently exempted or shared on new developments)
- No yearly property tax, no tax on capital gains
- Service fees: charged annually per square foot following handover
Why select off-plan instead of ready property?
Developer instalment plans (typically ranging 50/50 to 70/30, some with payments after handover) allow you to secure an appreciating asset with an initial 10–20% deposit, and new releases are often priced below equivalent ready properties. The compromise is the waiting period until handover — which explains why we also monitor completed and nearly-completed stock across Saadiyat, Yas and Al Reem.
